Moving to North Port, FL from New York or New Jersey: A Practical Guide

New construction single-family home built by DCA Florida Homes in North Port, Florida

More New Yorkers and New Jerseyans are trading the Northeast for Southwest Florida. New York and New Jersey were among the top states sending new residents to Sarasota County in 2025, based on Florida driver’s license exchange data, and North Port ranked No. 2 in the U.S. for relocating house hunters in Q1 and Q2 2026, according to Redfin. If you are thinking about making the move, here is what changes, what to check, and how to buy a new home in North Port without flying back and forth every week.

Where North Port is

North Port is in southern Sarasota County on Florida’s Gulf Coast, between Venice and Port Charlotte. The Gulf beaches of Venice and Englewood are a short drive away, and Myakka River State Park and Warm Mineral Springs are close by. Instead of dense neighborhoods and small lots, North Port is known for single-family homes on larger lots, including canal lots.

Getting back to New York and New Jersey

Three airports serve the area: Sarasota Bradenton International (SRQ), Punta Gorda (PGD) and Southwest Florida International (RSW) in Fort Myers. As of summer 2026, SRQ had nonstop service to New York’s JFK and LaGuardia, to Newark and seasonally to Long Island MacArthur (Islip). Airline schedules change, so check current routes before you plan trips.

Taxes: what changes

Florida has no state personal income tax, while New York and New Jersey both tax personal income at the state level. Florida homeowners do pay property taxes set by the county and local taxing districts, so ask for the tax estimate on any home you consider. If the home becomes your permanent primary residence, you can apply for Florida’s homestead exemption with the county property appraiser (Sarasota County for North Port, Charlotte County for Port Charlotte); the annual filing deadline is March 1. Talk with a tax professional about your own situation, including when you change residency.

Your first 30 days as a Florida resident

According to the Florida Department of Highway Safety and Motor Vehicles, new residents must get a Florida driver license within 30 days of establishing residency, and must title and register their vehicles within 10 days, which requires Florida auto insurance. Put both on your moving checklist alongside your homestead application.

Weather, hurricanes and building codes

You trade snowstorms and nor’easters for warm winters, hot summers and afternoon thunderstorms. Atlantic hurricane season runs June 1 to November 30. Homes built today must meet the current Florida Building Code, including its wind-resistance requirements, and insurers look closely at roof age; wind-mitigation features can qualify for insurance credits. Read more in our guide to hurricane building codes.

Flood zones and insurance

In Southwest Florida, flood risk is assessed lot by lot, not city by city. Check the FEMA flood zone of every property you consider and get quotes for both homeowners (wind) and flood coverage before you commit. DCA shares the FEMA flood zone for every home we build. See our flood zones and insurance guide.

New construction vs. an older home

Many buyers coming from older Northeast housing stock like the idea of starting fresh. A new DCA home comes with a new roof, current code, new systems under warranty and energy-efficient construction. DCA builds 3- and 4-bedroom homes on individual lots of 10,000+ sq ft in North Port and Port Charlotte, including canal lots. Compare the trade-offs in New build vs. resale.
