Working With a Builder as a Buyer’s Agent: A Guide to New Construction in North Port & Port Charlotte

New construction single-family home built by DCA Florida Homes in North Port, Florida

New construction can be one of the easiest sales you close, or one of the most confusing, depending on how well you know the builder’s process. This guide is for Florida buyer’s agents bringing clients to DCA Florida Homes in North Port and Port Charlotte. It covers how to find our homes early, how to register your buyer, what changes compared with a resale, and how to protect your client from contract to closing.

Why new construction belongs in your buyer conversations

Many buyers relocating to Southwest Florida ask the same questions: How old is the roof? Will I get insurance? What will need replacing? A new home answers most of them. DCA homes are brand-new construction on lots of 10,000+ sq ft, including canal lots, built to the current Florida Building Code, with a new roof, new systems and a warranty. For buyers worried about insurance, a new home built to current code can also qualify for wind-mitigation credits once a wind mitigation inspection is completed. Our floor plans, The Robin, The Heron, The Pelican and The Flamingo, are on the Models page.

Get the first look: Agent Insider

Through Agent Insider, agents get new DCA homes by text when we list them in Stellar MLS, during a 5-day agents-first preview before they appear on Zillow or Realtor.com. If your buyer goes under contract during that preview, you earn a $2,000 bonus. Homes are only shared once they are in the MLS; we never pre-sell homes that are not listed.

Register your buyer before the first visit

Introduce your client to us before they visit a home, call our office or walk a lot on their own. Registering first keeps your role clear and lets us include you in every update. Contact us at 305-608-2915 or ryan@dca.homes, or send your buyer’s details through the For Agents page.

How a new-construction purchase differs from a resale

The contract

Builders often use their own purchase agreement rather than the standard resale forms. Read it with your client, note deposit terms, completion estimates and what is included, and ask us any questions before your client signs.

Homes under construction

For a home that is still being built, the timeline depends on construction progress, permitting and inspections. Treat completion dates as estimates and set your client’s expectations accordingly, especially for out-of-state buyers planning a move.

Inspections

Every new home passes the local building department’s inspections before it can be occupied. Many buyers still hire their own independent home inspector, and we welcome that. A wind mitigation inspection is worth ordering before closing so your client can shop insurance with it in hand.

Flood zone and insurance

Each lot has its own FEMA flood zone. We share it for every home so your client can get insurance quotes early. Our guide to flood zones and insurance covers the basics.

Financing and appraisal

Conventional, FHA and VA loans can all be used on new construction, subject to the lender’s and the program’s rules. Encourage your buyer to get pre-approved with a lender experienced in new construction, since the appraisal and closing timeline must line up with completion.

Out-of-state buyers

Many buyers moving to North Port live in Chicago, New York or New Jersey. They can see homes by video walkthrough, sign electronically and close remotely. If you are licensed outside Florida and your client is moving here, you can refer them and earn 25% of the buyer-side commission, paid to your broker at closing under a signed referral agreement.
